The 21-Point Protocol.

Our maintenance protocol begins outdoors. We chemically foam the condenser coil to dissolve the insulating layer of pollen, grass clippings, and cottonwood that dramatically reduces heat rejection efficiency. We test the run capacitor under load, measure compressor amp draw against the RLA (Rated Load Amperage) on the data plate, and inspect the contactor for pitted or burnt contact points. Moving indoors, we inspect the evaporator coil for biological growth, test the blower motor's amp draw and RPM, and measure Total External Static Pressure across the air handler. We pull and inspect the air filter, check the condensate drain for blockages (a leading cause of water damage), and test the thermostat's calibration against an independent temperature sensor.
